How To: Create a Special Rental Offer

This post is especially for owners/property managers with a listing on Rentals-Phuket.com who would like to create one or more special offers to accompany their rental listing.  By creating effective and enticing special offers we’re sure that your property will not only get viewed more often, but will enjoy a much higher occupancy rate year-round! Before we go into the detailed instructions of how to create a special offer, perhaps its best to start by commenting on what our definition of a “special offer” is.

On Rentals-Phuket.com a special offer must be time-sensitive.  In other words, each special offer created should have a start date and an end date.  This will ensure that offers are fresh, relevant and specific, rather than general year-round offers.  Secondly, they should offer a significant benefit to the potential renter, such as a rate discount, free nights or extra inclusions.

Here are some examples of offers that meet the above criteria:
- Special discounted rate: Baht 1,000/night
- Pay 4 Nights, Get 1 Night Free
- Rental car included for rentals of 2 weeks or more

HINT: A special offer can be particularly useful when you have a gap in bookings that you would like to fill at a discounted rate.

Step-by-Step Guide to Creating a Special Offer

1. Login and go to the ‘My Account’ section of the website.
   
2. Next to your listing(s), you will see a link for ‘Special Offers’ - click this link to proceed.
   
3. On the Special Offers page, you will see a brief introduction and a sample offer, which shows you were and the format your special offer will appear in on the Rentals-Phuket.com listing pages.
   
4. Below the sample offer you’ll see a form which will allow you to create a special offer for your rental property.  Each special offer is made up of four parts:
   • Date From - this is the date that your special offer starts from
   • Date To - this is the date your special offer will expire
   • Special Offer Header - a brief, yet enticing description of your offer (see examples above).
   • Detailed Description of Special Offer - this is where you can entered more information about your special offer, including any terms and conditions that apply.

   

5. Enter your offer details. Note that all fields in the offer creation form are required, except the detailed description.
6. Once you have added your offer, you should see it summarized at the top of the page.
   
7. To preview your offer as it will appear on Rentals-Phuket.com, simply click the ‘Preview Offer’ link.
8. To make changes to your offer, click ‘Edit’ and make the necessary changes.
9. If the offer is no longer valid, click ‘Delete’.

That’s all there is to it.  You can create as many special offers for your rental property as you like - simply repeat the process as described above.  On the listings page, only the period and header of your offer will appear, while within your property detail page (in the ‘Rates & Payment’ section) the full offer including the detailed description will be displayed.

IMPORTANT: Only one offer can be displayed at a time on the listings page.  If you have created more than one offer, the system will randomly select an offer to display. Since it is random, the offer being displayed may change each time a listing page is re-visited.
